IBM Maximo for Healthcare
Medical equipment and hospital facilities on one IBM Maximo platform, configured for CMS equipment maintenance rules and Joint Commission surveys
Overview
IBM does not ship a healthcare industry solution for MAS 9, and the healthcare-branded add-ons hospitals remember from Maximo 7.x are unsupported or withdrawn. What MAS 9 does offer is Maximo Manage, with calibration, scheduling, and mobile included, which can run medical equipment and hospital building systems on one platform. Independent reviewers note that some HTM-specific CMMS tools are weaker on the facilities side, so hospitals often end up running a second system. We configure Manage for healthcare technology management: device classifications that can hold UMDNS or GMDN codes, risk and AEM attributes, separate OEM and AEM maintenance strategies, completion reporting split by high-risk and AEM equipment, and recall matching by manufacturer and model. On the facilities side, NFPA 99 and Life Safety Code inspections, generators, medical gas, and OR air handling run in the same system, so survey evidence for the Joint Commission's Physical Environment chapter comes from one place.
What healthcare maintenance leaders are prioritizing
What happened to Maximo's healthcare add-ons
Maximo ECRI Integration for Healthcare was unsupported trial software for Maximo 7.x, and Real-Time Asset Locator for Healthcare has no MAS 9 equivalent. Maximo for Life Sciences 7.6.1 reached end of base support on September 30, 2025. Calibration is now included in Maximo Manage, Maximo Assist was renamed Maximo Collaborate, and Maximo Health is an asset condition app, not a healthcare product.
The problem
6,100 us hospitals. With 907,216 staffed beds, from the 2024 AHA Annual Survey
8,800 more biomedical repairers needed. Additional US biomedical equipment repairers the BLS expects to be needed by 2033
CMS and accreditors expect a complete equipment inventory, defined maintenance frequencies, and proof that scheduled maintenance on high-risk equipment was completed.
CMS S&C 14-07 lets hospitals deviate from manufacturer maintenance only after a documented risk-based assessment by qualified staff, and some device categories, such as imaging and medical lasers, are excluded.
Accreditation 360 replaced the Environment of Care and Life Safety chapters with a Physical Environment chapter, so policies and CMMS reports that cite EC standard numbers need remapping.
When FDA or ECRI issues a recall or hazard alert, hospitals have to find every affected device by manufacturer, model, and serial number and document the corrective action.
Legacy networked devices need software and firmware versions, SBOM and MDS2 documents, and vulnerability follow-up tracked against the inventory.
Biomedical equipment technicians are in short supply, so planners and technicians need mobile work execution and less manual reporting.
How we fix it
Maximo Manage classifications can hold UMDNS or GMDN device codes with attributes for risk score, high-risk, life support, and AEM eligibility. Separate PM records or job plans keep OEM and AEM frequencies apart, with the AEM justification attached.
AI in practice
Validation rules can block AEM status on excluded classes such as imaging, medical lasers, and new equipment without history, implementing the CMS exclusion list as configuration.
A scheduled-maintenance completion report split by high-risk, non-high-risk, and AEM equipment gives surveyors the evidence they ask for, with escalations firing before PMs fall due.
AI in practice
The Maximo Assistant in MAS 9 can answer natural-language questions such as which assets need attention, and can help draft work orders.
An FDA or ECRI feed can be brought into the Maximo Integration Framework or REST APIs, matched to assets by UMDNS code, manufacturer, and model, and turned into corrective work orders with an audit trail. This is an integration pattern, not an IBM product.
AI in practice
Matching rules can flag affected devices automatically, with biomed staff confirming each match before work is issued.
NFPA 99 and Life Safety Code inspection, testing, and maintenance runs on facility assets in the same Manage instance, including generator load tests, medical gas, and fire systems. Maximo Monitor with Edge Data Collector can bring in BMS data such as OR temperature, humidity, and pressure.
AI in practice
Maximo Health scores condition and risk, and Maximo Predict can estimate failure probability for critical utility equipment such as chillers and air handlers.
Calibration, included in Manage, manages datasheets, standards, and tolerances for lab analyzers and test equipment such as electrical safety analyzers. Manage 9.2 adds automated calibration accuracy validation aimed at ISO 15189 and ISO/IEC 17025.
AI in practice
Out-of-tolerance results can be configured to trigger follow-up work and reverse traceability on affected equipment.

The platform
Compliance
Requires facilities, supplies, and equipment to be maintained for an acceptable level of safety and quality, and incorporates NFPA 99-2012 and NFPA 101-2012. Maximo holds the inventory, frequencies, completion evidence, and work history.
Permits alternate equipment maintenance after a documented risk-based assessment. AEM flags, attached justifications, exclusion rules, and effectiveness reports support it.
Joint Commission Physical Environment Chapter
Accreditation 360 merged the medical equipment maintenance requirements into one: the hospital maintains essential equipment in safe operating condition. Maximo reports need remapping from EC to PE standard numbers.
Risk category stored as an asset attribute, with electrical safety test datasheets on inspection and calibration forms.
Facility PMs, inspection forms, and deficiency tracking cover fire and life safety systems.
Manufacturer, model, and serial number on each asset support a recall-match workflow with corrective work orders.
Work orders can be linked to device incidents so user-facility reports have a maintenance history behind them.
Obligations fall on manufacturers, but hospitals consume the SBOMs. Software and firmware attributes, SBOM and MDS2 attachments, and vulnerability work orders keep them usable.
Yes. Hospitals and health systems use IBM Maximo for medical equipment and facilities maintenance. IBM does not ship a dedicated healthcare industry solution for MAS 9, so hospital capability comes from configuring Maximo Manage and its included apps.
A healthcare CMMS manages work orders, preventive maintenance, inventory, and compliance records for medical equipment and hospital building systems. In hospitals it must produce survey-ready evidence for CMS and accreditors such as The Joint Commission and DNV.
Under CMS memo S&C 14-07, a hospital may deviate from manufacturer-recommended maintenance activities or frequencies when qualified personnel complete a documented risk-based assessment. The hospital must keep evidence of the evaluation and monitor the program's effectiveness.
CMS excludes imaging and radiologic equipment, medical lasers, new equipment without sufficient maintenance history, and equipment where other laws or rules require manufacturer-recommended maintenance.
Accreditation 360 replaced the Environment of Care and Life Safety chapters for hospitals and critical access hospitals with a single Physical Environment chapter. The medical equipment requirements were merged into one with the same expectations, so CMMS reports and policies that cite EC standard numbers need remapping.
CMS enforces NFPA 99-2012 and NFPA 101-2012, incorporated by reference in 42 CFR 482.41. States and other authorities having jurisdiction may adopt newer editions.
IBM once published a Maximo ECRI Integration for Healthcare add-on, but it was unsupported trial software for Maximo 7.x with no MAS version. On MAS 9 this is best delivered as a custom integration through the Maximo Integration Framework or REST APIs.
HTM-specific tools such as Accruent TMS, Phoenix AIMS, or Nuvolo ship prebuilt Joint Commission templates and ECRI interfaces, while Maximo needs configuration. Maximo's strengths are one platform for clinical engineering and facilities, enterprise scale across multi-hospital systems, and Health, Predict, and Monitor analytics.
No. Maximo Health is an MAS application that scores asset condition, criticality, and risk in any industry. It can be applied to medical and hospital utility assets, but it is not a healthcare-specific product.
